TENANCY APPLICATION/REFERENCES
We will take up references, on behalf the Landlord, on all adult occupiers of the property. This may include a bank reference, a credit reference, an employer's / accountant's and previous landlord reference (if applicable).
SECURITY DEPOSIT
Before your tenancy begins you will be required to pay a security deposit which will be registered with the Deposit Protection Service (DPS) within 30 days of the commencement of the Tenancy or the taking of the Deposit whichever is earlier. The deposit is held against any damages or expenses arising during your tenancy and will not be released until after you vacate the property and all rent has been paid up to date. No interest is payable to either party.
INVENTORY AND SCHEDULE OF CONDITION
At the commencement of your tenancy an Inventory and Schedule of Condition of the property will be prepared and the content agreed with you as it will form the basis of any claim for damages, by your landlord.
RENTAL PAYMENTS
All rent is payable in advance by standing order and if for any reason you are unable to pay your rent it is important that you contact Revlink Limited or your Landlord immediately.
FEES INFORMATION
Security Deposit: 1. Rent under £50,000 per year - Five weeks' rent.
2. Rent of £50,000 or over per year - Six weeks' rent.
Holding Deposit - One weeks' rent - This is to reserve a property. Please Note: This will not be refunded if any relevant person (including any guarantor(s)) withdraws from the tenancy, fail a Right- to Rent check, provide materially significant false or misleading information, or fail to sign their tenancy agreement (and / or Deed of Guarantee) within 15 calendar days (or other Deadline for Agreement as mutually agreed in writing).
Unpaid Rent – After more than 14 days in arrears, interest of 3% above the bank of England Base Rate will be charged from Rent Due Date until paid in order to pursue non-payment of rent.
Lost Key(s) or other Security Device(s) - Tenants are liable to the actual cost of replacing any lost key(s) or other security device(s).
TERMINATING YOUR TENANCY EARLY (SUBJECT TO CONSENT BEING PROVIDED BY YOUR LANDLORD)
On early termination of the tenancy by the tenant, they shall be liable to cover the landlord’s costs of reletting the property as well as paying all the rent and bills due under the tenancy until the start date of the replacement tenancy.

OVERSEAS LANDLORDS
All non-UK resident Landlords are liable to pay tax to HM Revenue and Customs on all income received from property at a tax rate of 20%. The landlord is required to contact the HM Revenue and Customs on tel no +44 (0) 151 472 6208/6209 to request an NRL1 form which is to be completed and addressed to Revlink Limited.

2. Monthly fee 7.2% (Inc VAT) of gross rent payable
Tenant Find Service
1. Tenancy Set-up Fee £360 (Inc VAT)
Additional Fees
Renewal Fee: £120 (Inc VAT)
Inventory Fee: £132 (Inc VAT)
Fees for providing an Annual Income and Expenditure Schedule: £30 (inc. VAT) annually.
Court Attendance Fees: £150 (inc. VAT)
NON-RESIDENT (OVERSEAS) LANDLORD
Quarterly Submission Fee of £30 (inc. VAT) every time we submit a quarterly return of tax to HMRC and the Annual Submission Fee of £50 (inc. VAT) every time we submit an annual tax submission to HMRC.
Additional HMRC Reporting Fees: £30 (inc. VAT) per request. Responding to any specific queries relating to either the quarterly or annual Return from either the landlord or HMRC.
